I bought my first U.S. investment property in Ohio at 21 years old — before most people my age had started thinking seriously about real estate at all. That first deal taught me something that changed everything: Ohio's numbers work in a way the Canadian market simply can't match right now.
I went through every challenge a Canadian investor faces doing this alone. The financing questions. The cross-border legal complexity. The uncertainty of buying in a market you don't physically live in. I made mistakes, I learned, and I built systems so that my clients don't have to repeat them.
Today I'm a licensed REALTOR® in Ontario and actively working toward my Ohio license — and I've built a portfolio of cash-flow-positive single-family and multi-family homes across Cleveland, Akron, and Canton. CBIG exists to give every Canadian investor access to the same opportunities I found.
Canadian real estate is expensive and increasingly difficult to cash-flow. A $700,000 Toronto condo might generate $2,500/month in rent — a cap rate below 3%. An $85,000 duplex in Akron generates $1,700/month with a 11%+ cap rate. The numbers aren't close.
